Located just next to Omaha's tranquil Lauritzen Gardens and just five short minutes from downtown Omaha, Village Green is a housing cooperative run by its residents. Over 30 years ago, the 190 townhouses were built by HUD. Each townhouse was around $5,000 dollars and each member was responsible for a monthly co-op fee which helped to pay off the HUD housing loan.
Today townhouses have increased with inflation, but are still well under market value. The co-op fee covers the cost of maintenance of all common grounds, as well as the repair and replacement of original Village Green refrigerators, stoves, furnaces, electrical, and plumbing inside the unit. It also includes the cost of property tax, which is typically around $1,300 and up a year for units of comparable size in this area of Omaha.
We are a close knit community, where most members know their immediate neighbors. All members also have exclusive access to the Village Green Clubhouse facilities free of charge. Many serve the community by offering free and low cost activities in the clubhouse and at members private homes, particularly for the children and the many dental, law, and other post-grad students. This includes everything from hair cutting to playgroups.
Many retired singles and couples also enjoy Village Green, which allows them the ability to own without the responsibility of upkeep. Bills come down to electric, gas, the co-op fee, and housing insurance. Ed's Rexall, just a couple blocks away, delivers prescriptions to many of our residents for just a dollar a prescription. Our older residents are never completely alone with all the caring stay-at-home moms nearby. They find the babies and toddlers in our community a joy, especially since they all take afternoon naps at the same time they do.
